The Texas Veterans Land Board (VLB) helps Veterans, Military Members, and their spouses buy homes and then help pay to improve them through the Texas Veterans Home Improvement Program (VHIP).

The VLB offers loans up to $50,000.00 for a 2-20-year term or loans from $7,500 - $10,000.00 for a 2-10-year term. Veterans with a VA service-connected disability rating of 30% or greater qualify for a discounted interest rate.

Veterans, Military Members, and their spouses may receive up to $766,550 on a fixed-rate loan for 15, 20, 25, or 30-year terms*. Veterans with a VA service-connected disability rating of 30% or greater qualify for a discounted interest rate.

To qualify, homes must meet the following requirements:

  • The home must be the Veteran or Military Member's primary residence in Texas.
  • The home must be a single-family attached or detached home, townhome, or condominium.
  • Duplexes or other multi-family units must have been constructed at least five years before the closing date of the loan.
  • New homes must have either ENERGY STAR certification, a HERS Index score of 75 or less, or an Energy Rating Index of 75 or less.
  • The home must remain the Veteran or Military Member's primary residence for at least three years, and the Veteran or Military Member borrower must occupy the home within 60 days after loan closing.

Reservists and National Guard troops with a VLB home or home improvement loan may be able to defer interest payments when called up for active duty, thanks to the Servicemembers Civil Relief Act (SCRA).

This program also lets many Reservists and National Guard members defer their entire monthly payments on VLB land loans, as long as they're on active duty.

Down Payment Assistance (DPA): What Is It? 
If you are eligible for our programs, TSAHC will provide you with a mortgage loan and funding to use for your down payment. You can choose to receive the down payment assistance as a grant (which does not have to be repaid) or a deferred forgivable second lien loan (which only has to be repaid if you sell or refinance within three years). If you’re eligible, you can essentially receive free money to help you buy a home. 

How Much Do You Have to Put Down on a House?
The amount of your down payment depends on a few things, including your income, your loan type, the amount of TSAHC assistance that you choose, the cost of the home, and how much you want to borrow. The larger your down payment, the smaller your monthly mortgage payment will be. The smaller your down payment, the larger your monthly mortgage payment. 

Your lender will help you figure out which TSAHC assistance option to choose and how much you need to put down on your house.

Alpine Housing Authority provides housing assistance to low income residents through the management of the Housing Choice Voucher Program - Section 8.

Eligibility for a housing voucher is determined by the Alpine Housing Authority based on the total annual gross income and family size and is limited to US citizens and specified categories of non-citizens who have eligible immigration status. In general, the family's income may not exceed 50% of the median income for the county in which the family chooses to live.

Alpine Retirement Homes is very secluded in a peaceful area of Alpine with 360 degree mountain views. Alpine Retirement Homes offers 24 affordable one bedroom apartment homes for seniors 62 years and older. Each unity is 690 square feet with 2 very large walk-in closets. It is all electric and includes a stove and refrigerator and we pay water and trash. We are proud to offer a community/meeting room, a convenient laundry facility, a picnic area, and walking trails. We welcome your pet, but please give us a call because there are some restrictions.

This project has received some funding from a participating jurisdiction (local or state government agency) through the HUD HOME Investments Partnerships Program (HOME). In projects with five or more HOME-assisted units, at least 20% of these units must be occupied by families earning 50% or less of area median income (AMI). All other HOME-assisted units must be occupied by families earning 80% or less of AMI, but in practice most are reserved for families earning 60% or less AMI. Maximum monthly rent is capped with a Low HOME Rent for <50% AMI units and a High HOME Rent for the remaining HOME-assisted units.
